Ennismore Hotels has shared details of the transformation of the Delano Miami Beach as it confirmed the iconic property would reopen in late 2025, more than five years after it closed its doors.
Dating back to 1947, the building last underwent a complete renovation under hotelier Ian Schrager and renowned designer Philippe Starck in the 90s, opening as the Delano in 1995. The property closed in March 2020 before being acquired by Eldridge Industries.
Now, the hotel’s new design, a collaboration between Elastic Architects and Ennismore’s in-house design team, will pay homage to its Art Deco roots, carefully preserving its key historical features while infusing the property with “modern elegance”.
It will be home to 171 guestrooms and suites, including poolside Bungalow Suites and Penthouse Suites as well as four restaurant and bar concepts, including a reimagination of its iconic Rose Bar. It will also feature a new wellness studio and spa, as well as the return of its ground-floor pool which be joined by a beachfront amenity deck and second pool on the fourth floor.

The revitalised Delano Miami Beach will represent a continuation of the Accor hospitality brand’s strategic partnership with Eldridge’s real estate investment arm Cain International which also saw the pair launch Delano Dubai in October as part of their international expansion plans.
With 251 guest rooms and suites, the UAE property features a five-bedroom Delano Penthouse, six restaurant and bar concepts, including The Rose Bar and Blue Door restaurant, a reimagining of the famous Delano Pool and 250 meters of private beach.
The first Maison Delano – the brand’s metropolitan concept – opened in Paris in April 2023.
